Instructions are not accurate.
These are not good for sand stone steps had to use different nuts the bolts keep turning in the stone because of the nylon on the nuts.

I used these to mount a railing on a front porch worked excellent. With the lock nut there was no need for unsightly washers.

It's ok for decorating but not for any kind of support. Be careful not to wobble when drilling a 1/4" hole.

Easy to install, just drill a hole and ratchet them in. The pressure holds items pretty well.

These anchors did not work well. Would pull half to three quarters back out or not hold at all.

These anchors work fine. I would recommend using standard nuts rather than the lock nuts that come with the anchors as they don't seem to make the anchor expand and tighten down.

Horrible Product
Followed the instructions to the letter and when I went tighten them down the screw just spun inside the hole. Next pack I tried drilling 1/2" less and tried seating them a little better with 2-3 taps with a hammer and the bolt bent way too easily. Ended up using Red Head 3/8"anchors and that got the job done.

I have worked with concrete anchors before and these are total junk. Had to rip them out and discarded the ones I hadn't installed. They just don't grip .
Do not work.
I followed the directions. drilled the hole, put on the nut, pressed through the baseplate.. it just spins. even when I splayed the flange.. it would not catch.. just spins and spins.
Useless
I just custom built railings with anchors this Spring and had no problems with a different brand's anchors. However, this time, I bought Gilpin's, followed the directions, and drilled 1/4 inch holes before "driving" them in way too easily with my fingers. Seven out of eight anchors didnt grab with all seven just spinning without any grab. The eighth anchor seems to have tightened slightly but I'm afraid to try to tighen it very much. What an annoying headache.
Anchor failure
The product did NOT hold in the concrete as is to be expected. Although I followed the instructions closely, 1/3 of the anchors did not tighten in the concrete. When I turned the bolt at the top, the whole anchor revolved, not allowing me to make the flange secure. Poorly designed.
