This product is very easy to use on my Saltillo Tile floor. I use a regular floor mop to spread the liquid on the tile. It is white but after it starts to seal to the tile, right away you can see the gloss finish. I usually apply two coats after waiting 2-3 hours. I love this product very much and have been using it for many years.

I just did about 350 sq ft of honed travertine with this product and it looks fantastic. I used 2 bottles and did 4 coats with a sponge mop. It covers much more area than the container suggests. I would recommend.
This is a very nice product. It’s easy to use and cleans up with soap and water! Left a nice shine on my tile floors. Didn’t take too long to apply or dry. I am a 73 year old lady and this product was perfect for me to use! Love it!
Contractor used this on our polished marble tile
I don't know why but our contractor decided to use this product on our polished marble tile and created a huge mess that I now have to deal with. So, be careful, when it says "natural stone" it absolutely does not mean polished marble because it creates a dull/matte spoltchy haze that makes your beautiful polished stone look terrible and less shiny than before. This product needs to seriously mention what NOT to use it on so people don't make huge mistakes like that.
I use this annually on our fireplace hearth and the entry foyer stone floor. Last year I also used it on our brick front porch, and it looks wonderful. I expect the porch stood up to the winter salt and shoveling better, too.

No matter how much I would scrub our kitchen floor… Our tile always looked dingy and dirty. We purchased this product last night, and I was finally able to do our floor today and this is the exact look that I was looking for. It does not make our tile slick, and it gives it a beautiful shine to bring out all of the different colors of the tile. It was extremely easy to apply… I used a mop that I was going to throw away afterwards. I only did one coat, and that looked to be enough for me
Worst product ever!
I don’t recommend this product. Do not apply it. It doesn’t work. I made the wrong decision to purchase and apply this in my kitchen. Now every little thing is getting stuck on it. It’s also peeling when you walk on it. It sticks to your bare foot !
products first coat is great. finished look is also great. Three stars kick in, when the second coat is applied we had to take a broom and work it into the initial coat so it would cover. after two days we installed a gate in a doorway. The sealed quarry tile sealant was scratched from laying the tools on the floor. It may harden more. Definitely does not actually penetrate the quarry tile the way the previous sealer did that was petroleum based.

Nice product for adding a layer of shine to your ceramic floors. Unforunetly, my floors were severly damaged to the point of the top layer being removed. This did a nice job of sealing it up but could replace a thick enough layer to level or correct the missing color from the top coat. I used four applications and it helped.

I used it on saltillo tile. It was shining after the first coat. I then grouted the tile and the grout came off without a problem and still shined. I will put on another coat or two when I am done grouting. This product was recommended to me by the man I bought the saltillo from; he also installs them and this is the product he uses. It works great on saltillo I would highly recommend it.
Did not stay on my floors.
I went to Home depot, showed them the exact tile I have. Asked for a high gloss sealer finish and this is what they told me to get. I bought 6 bottles of thos stuff to do my whole house of tile that was just layed down 2 weeks before. I did 3 coats of this stuff on all tile. It looked amazing when it dried. But the first time I mopped it, it looked hazy n dull. So I got my flat mop out with just water only to kind of polish surface thinking it may have been the cleaner residue. Nope, mopped the second time and some areas were peeling up. I dont recommend this product. Now I am gonna have to try n remove this stuff, and find a different sealer finish. money wasted, time wasted and hurting knees.

Do not buy! I used this as directed on my brand new herringbone slate tile floor before laying the tile and again before grouting because natural stone can be stained by the grout. It specifically says its for natural stone and slate. The grout went through this sealer like it wasnt there and permanently stained the tile! I tested with 3 coats on extra tile and its no better. When I called for help, I was told to use paint stripper On my whole floor to remove the sealer and use a different product. This should not be sold! I found another site where reviews show it peeling and clouding after only months. This is your fair warning! Good luck
Do NOT buy, especially for natural stone tiles
If I could give it worse than one I would. This was recommended by a Home Depot employee for natural slate tile that I purchase through the Home Depot. The product clearly states that it’s for natural stone and slate. Because grout can stain slate, I sealed each piece before it was laid. I put a second coat on after it cured it was a few days before I had time to grout. I could tell right away something was wrong. I started with a very small section and when I wiped it off it appeared as though the grout was almost etching into the sealer. I immediately cleaned it thoroughly to reveal the damage. I pulled a few pieces of leftover cuts and tested with No coats, one coat, and two coats of the sealant. I did not test with 3 because I had already tested before grouting and the third coat was too glossy. Even with three codes, the sealant did not protect the tile. I even tried a grout cleaner and a baking soda scrub as someone else recommended with this tile and the reviews. Neither of them worked. The tile was brand new dry and clean and I followed all instructions on the sealant. Now I’m being told I have to strip my Beautiful new herringbone tile floor with a stripper to remove the sealant so I can apply a different sealant. There is no grout between the tiles to protect the mortar underneath so that is a definite concern. I am beyond upset! Don’t buy it. I am adding photos of the test tiles before and after putting grout on them on a piece of cardboard laid out in a normal fashion. Also another picture after I tried to clean them with grout cleaner and baking soda. Ruined.
Reformulation
Do not use white jug. Reformulation. Seriously diluted. Old formulation (brown jug) did a beautiful job. Used for 10 years over 500 sq ft. New white jug at Home Depot. Same UPC code. From 150 to 250 sq ft/0.5 gal to 75 to 125 sq ft/0.5 gal. Turned white, peeled. First time in 10 years had mold in shower within 6 months of using. Would not give complete coverage on floors without many coats and touch up.
Better Than I Expected
I have over 2k sq. ft. of Saltillo clay tile in my home - installed 16 years ago by original owner/builder. I believe they were originall purchased sealed but the grout was never sealed after install. When I saw this sealer at HD and it was specifically for "Saltillo and porus natural stone" I decided to buy one bottle for a test. I liked the result on a few test tiles and purchased more. I have now used it to put two full coats on over 1k feet of my tile. It has little to no fumes, cleans up with water, and goes quite a ways. I cannot say how it will wear as its just down, but it seems to dry and harden quickly. This one says "gloss" and after the 2nd coat it really is. How glossy you want it is up to you. Two coats looked nice to me and I stopped there, might do three in kitchen (ground zero for spills). I have large rugs in the tiled rooms, it does not make the rugs slide, nor are the tiles slippery if water gets on them, like a bathroom. The instructions says dry time 1-2 hours, mine seems dry after 1hr, but I live in low humidity Colorado, wetter climate likely longer.

This stuff has been on my floors for about 12 years. I am overwhelmed with the work it will take to remove it. I have no idea how to start. I called a commercial floor and carpet cleaning service and they won't tackle it. Has anyone got any advice of suggestions? It's peeled up in several places, leaving dull patches all over, it has a dirty appearance around the edges that when you scrub them the finish comes up. I really will never use it again, nor would I recommend it. Especially don't use it in high traffic areas. It's also scratched up and makes my very expensive porcelain tile look awful. I just want it off, and I don't have the skills or energy to do it myself. Who do I hire?

I'll never purchase TileLab products again. I'm so angry that I used this product. I choose very carefully what I wanted to use on my new Garden Water Wall. I should have search the internet first to find all the same negative problems posted about this product. I've tried every product suggested to remove it or at least make it look better. At first this product seems great. We put 2 Coats on the tile floors and it does make it shiny, as I wanted. Shoes will put streaks on the floors. In between each coat we waited at least 2 Hours and after the last coat we waiting like 6 hours before putting bath mats down which we later found out they stuck to the floor. If you stand in one spot for too long your feet will stick sometimes and pull some of the layers up.i don't think this product will last a long time but we'll see. thankfully we only needed 4 Bottles to complete the job.

This product was easy to apply with a sponge mop. I only used 1/2 of the container ( 1qt.) for approx. 300 ft. It took 15 min. to apply and It dried in about 2.5 hrs. (Little or no fumes when drying) Milky going down I spread it evenly over ceramic tile which had a dull stone finish. When dried, it had a nice shine (not too bright) and enhanced the overall appearance of the tile. I have enough left for an additional coat, however I am satisfied with the appearance, having applied only one coat.
Great price, better than most, if done right looks great
Installation looks better when you do a plank at a time. I put it on with a sponge and began on one end and ended at the other without stopping. You can creat spots if you keeping going back and forth. I should have used a small roller to install because it was alot of work being on your knees. While washing dishes a drop of clorox broke down the sealant. Had to remove the sealant with white vinegar in order to have a seamless seal. By the way, I tried the Blue Gallon Zep Sealant and it didn't do as good of a job as this product.
